Ask your agent to find and present you with a list of similar homes that have sold in the area recently. Those numbers will help you determine how much you want to bid on your initial offer.
Often when buying a house you are able to demand certain things in the purchase. Certain things like curtains, light fixtures, appliances, etc can oftentimes be acceptable. Make sure you are clear on what you would like included in the sale.
Before finalizing the sale it is wise to get the home inspected. Do some research to find the most qualified inspector in your area. You will want an inspector who has many years under his or her belt. Your real estate agent should also be able to provide a qualified inspector.
When you have found the inspector and it is time for them to go to work, make sure you are present. This will give you the opportunity to ask questions and find out things about the house you were unsure of, such as gas and water shutoffs, breaker boxes, etc.
Once the inspection and repairs are done it is wise to do a final walkthrough on the home before finalizing the sale. Make sure all appliances are working properly, all faucets have running water, all light fixtures are working, all outlets are working, smoke detectors have been tested, heat and air conditioning are working, the hot water tank is in working order, etc.
If you are not being forced to move by a certain date, you can be a bit more flexible on when you move into your new home. You might be able to get other concessions from the sellers.
